Three steps from empty to organised

  1. Add your buildings and unitsCreate a profile per unit — an apartment, a commercial space, a parking spot, or the whole building. Import an existing spreadsheet or add them one by one.
  2. Upload the documents you already haveDrag PDFs, photos or plans into the categories you set up (Electricity → Plans, Plumbing → Manuals, and so on). We OCR everything in the background so it becomes searchable.
  3. Stick a QR code where it mattersPrint or order QR stickers and place them on meter cabinets, boilers or front doors. Anyone who scans opens the documents for that unit — with the right access level.

About the service

What does docs.realestate cost?Individual accounts with up to three units are free forever. Syndic and business plans scale by the number of units and start at a few euros per unit per year.
Who can see the documents I upload?Only members you explicitly invite to your account. Each member has a role (admin or user) and only sees units they were granted access to. Nothing is public unless you deliberately share a link.
Can I move to a different provider later?Yes. Every document, every category tree and every access log is exportable as a zip archive containing your files and a JSON manifest. Your data belongs to you.
Do you sell my data or run ads?Neither. docs.realestate is a paid product for teams that outgrow the free tier. Free tier is subsidised by the paying customers, not by advertising or reselling data.

Technical

Where are my documents stored?On servers in the EU, encrypted at rest. Every download is served over a signed URL that expires after 30 minutes, so leaked links go stale quickly.
What file types can I upload?PDF, JPG, PNG, HEIC and common Office formats. PDFs get OCR'd automatically so their contents are searchable.
Does the mobile app work offline?Yes. Every document you've opened once is cached on the device and reachable without a connection. Perfect for basements and technical rooms where signal drops out.
Can I use my own QR codes?You can generate QR codes for every unit from the dashboard and print them yourself, or order pre-printed weather-resistant stickers from us. Both point at the same unit-specific URL.
